Airbnb property management in Toronto

We design, furnish, and manage Toronto homes listed on Airbnb and on our own booking app, for guests who stay a month or more. The rule that changes the math

Toronto only permits nightly short term rentals in your principal residence, the home you actually live in. Hosts must register with the city, display the licence on every listing, and entire home rentals are capped at 180 nights a year. If the unit you want managed is an investment condo rather than your own home, a classic nightly Airbnb is not legally on the table, no matter who manages it.

Stays of 28 days or more sit outside those rules. The unit still lists on Airbnb, still earns well above a long term lease, and stays inside both the city's rules and your building's bylaws.

What we handle

Pricing without the asterisks

15% of collected rent, and that is the whole model. Maintenance and supplies are billed at cost, at wholesale rates we negotiated with local trades, with every receipt shown in the owner app. If your unit is empty, furnishing typically costs $3,500 to $5,000 once, we add no margin, the furniture is yours, and the lift in rent usually covers it within about four months.

Is Airbnb legal in Toronto?

Yes, with real limits. Toronto's short term rental bylaw only allows stays under 28 days in your principal residence, the home you actually live in. My condo board does not allow Airbnb. Can you still manage my unit?

Almost always, yes. Condo bylaws that ban Airbnb are aimed at nightly stays. Medium term stays of a month or more read as a sublet rather than a short term rental, so those rules typically do not apply, and if your building sets a minimum stay we simply match our guest minimum to it. We confirm your building's specific rules before we take a unit on.
